Same Game, New Rules – Owner’s List

REALonomics is all about the Quest for Model Perfect and the posing of questions about the creation of business models that work more effectively in the Consumer-Centric Era. There is a new real estate Model Math emerging, driven by technology, the Internet and consumer habits; all of this creating a democratization of all things real estate.

Some of you have asked for an iteration of my Ten Commandments of the New Real Estate Economy. Here is the iteration followed by application in the form of simple interrogatives that can be expanded by owners:

The Owner’s List of Do’s (+):

1. Thou shalt be very, very agile; then, more agile

REALonomics: How fluid is your organization?

2. Thou shalt get big by being small all over

REALonomics: Is your model a clustered or scattered model?

3. Thou shalt have no markets with borders

REALonomics: Is your potential ROI pinched by borders?

4. Thou shalt create assets through aliances

REALonomics: What is the asset definition?

5. Thou shalt execute without permission

REALonomics: Must your growth be approved?

The Owner’s List of Don’ts (-):

1. Thou shalt not manage agents, but markets

REALonomics: Are you building an enterprise or managing chaos?

2. Thou shalt not embrace static territorialism

REALonomics: Is you model too narrow, thus limiting ROI?

3. Thou shalt not attempt to purchase markets

REALonomics: Are you purchasing overhead or managing open markets?

4. Thou shalt not self-capitalize but rather, extract

REALonomics: Are self-financing or market-financing?

5. Thout shalt not bet ALL on one brand…ever!

REALonomics: Is your brand perspective balanced & quantified?
